Why Top Gun

An inspection should leave you smarter, not anxious.

Most reports drop a 40-page PDF on a buyer and walk away. Luis stays after to explain what's serious, what's cosmetic, and what you can fix yourself with a Saturday and a hardware store.

01

Education built into every visit

You walk away knowing how to maintain what you bought. Filters, drainage, attic ventilation, panel labeling. Not theory, the specifics for your property.

02

Insurance reports, done right

4-Point and OIR-B1 forms filled out the way underwriters expect. We document, we sign, we send a copy to your agent so the discount lands.

03

Closing-deadline aware

Inspection contingencies don't bend. We schedule around your dates and deliver reports in time to negotiate or close.

04

Plain English. Bilingual on request.

No jargon, no scare tactics. Spanish-speaking buyers welcome. We explain it the same way to everyone, on the property and on the call.

See all FAQs
How long does an inspection take?
A 4-Point or wind mitigation usually takes 45 to 90 minutes. A full real estate inspection runs 2 to 3 hours depending on size and access. We confirm an estimate when scheduling.
Will my insurance company actually accept the report?
Yes. Florida 4-Point and OIR-B1 wind mitigation forms are completed in the standard format carriers and underwriters expect. We send a copy directly to your agent on request.
Do I need to be at the inspection?
You don't have to, but you're welcome and encouraged. Buyers especially benefit from walking the property with the inspector. If you can't be there, we deliver the report and walk it through with you on the phone.
