What we inspect

A standard residential inspection covers the structural and mechanical systems that determine whether the home is sound, safe, and ready for occupancy.

We don't open walls or test for code. We document what's visible, photograph concerns, and explain what they mean.

Roof & exterior

Roof material, age, slope, flashings, gutters, soffits, fascia, siding, paint, grading, drainage, and any visible water-intrusion clues.

Structure & foundation

Foundation type, visible structural members, signs of settlement or moisture, attic framing, and any sagging or distress indicators.

Electrical

Service panel, breakers, branch wiring (where visible), outlets sampled throughout, GFCI/AFCI protection, and any flagged panel manufacturers.

Plumbing

Supply and drain materials, water heater, fixtures, drainage performance, and visible leak indicators.

HVAC

Air handler and condenser age and condition, refrigerant lines, condensate drainage, registers, and overall system performance during testing.

Interior

Walls, floors, ceilings, doors, windows, kitchen, bathrooms, and major appliances. Any safety, moisture, or wear concerns are photographed and noted.
