What we collect

When you submit our request form, contact form, or send a quick note, we collect only what we need to respond to you and schedule an inspection.

• Identity and contact: name, phone number, email address.
• Property details: address, county, ZIP, property type, square footage, year built (when relevant).
• Inspection context: inspection type, reason (buying, selling, insurance, maintenance), preferred dates, and any notes you choose to share.
• Insurance or real estate context (optional): insurance carrier, policy renewal date, agent name, closing date, or contingency deadlines, if you provide them.
• Technical: standard server logs (IP address, browser, referring URL) collected by our hosting provider.

We do not collect or store payment card information through this website.

How we use it

Your information is used for one purpose: to respond to your request and provide the inspection service you've asked for.

• To confirm appointments by phone, text, or email.
• To prepare and deliver inspection reports.
• To communicate with insurance carriers, agents, or real estate agents you specifically tell us to coordinate with.
• To respond to questions, follow-ups, or scheduling changes.

We do not sell, rent, or trade your information. We do not use it for advertising.

Who we share it with

We use a small set of third-party services to run the website and respond to messages. We share only what's necessary for these tools to function.

• Formspree processes form submissions on our behalf and delivers them to our inbox. Formspree's privacy practices are documented at formspree.io/legal/privacy-policy.
• Email and SMS: when we reply, we use standard email and mobile carriers to do so.
• Hosting: the website is hosted on a standard web hosting provider whose server logs may include the technical fields listed above.
• Insurance and real estate parties: only the parties you ask us to coordinate with, only the information needed to do so.

We will share information when required by law, by valid court order, or to protect the rights and safety of clients, ourselves, or the public.

Cookies and tracking

This site uses only essential cookies needed to render pages. We do not run tracking pixels, advertising cookies, or third-party analytics that profile visitors. If we ever add basic analytics to understand which pages are read, we'll list it here and limit it to aggregate, non-identifying data.

Data retention

Inspection records and related correspondence are retained for the period required by Florida home inspection regulations and our insurance carrier, typically several years from the date of inspection. Web form submissions that don't lead to an inspection are deleted within 12 months.

Your rights

You can request:

• A copy of the personal information we hold about you.
• Correction of any information that's wrong or out of date.
• Deletion of your information, subject to record-retention requirements above.
• That we stop contacting you about anything that isn't an active inspection.

Children

This site is intended for adults engaging us as a home inspection business. We don't knowingly collect information from children under 13.

Changes to this policy

If we update this policy materially, we'll change the "Last updated" date at the top of this page. Significant changes will be summarized at the top of this section for at least 30 days.
