01 Booking & timing

How fast can you get out for an inspection?

Most requests are scheduled within 1 to 3 business days. Closing-deadline emergencies are accommodated when possible. Use the ASAP option on the request form and call (305) 244-3548 if your timing is tight.

How long does an inspection take?

A 4-Point or Wind Mitigation usually takes 45 to 90 minutes. A full Real Estate inspection runs 2 to 3 hours depending on size and access. We confirm an estimate when scheduling.

Do I need to be at the inspection?

You don't have to, but you're encouraged to come, especially for a Real Estate inspection. Walking the property with the inspector is the fastest way to learn the home.

If you can't be there, we deliver the report and walk it through with you on the phone.

Can I reschedule if my closing date moves?

Yes. Real estate deals shift. Just call or text and we'll move your slot. There's no charge for reasonable rescheduling.

02 4-Point Inspection

What is a 4-Point Inspection?

A 4-Point Inspection covers the four major systems Florida insurance carriers care about: roof, electrical, plumbing, and HVAC.

Most carriers require a 4-Point report for homes 25 years or older before they will write or renew a policy.

Why does my insurance need a 4-Point if the home isn't that old?

Some Florida carriers require a 4-Point on homes 20+ years, others draw the line at 25 or 30. The threshold varies. Your agent can confirm what your specific carrier wants.

What if my 4-Point fails?

The report itself doesn't pass or fail. It documents the actual condition. Your underwriter decides what's acceptable. If we find an issue (an aging panel, a roof past its useful life, an HVAC at end-of-life), we explain what your insurer is likely to flag and what fixing it would involve.

03 Wind Mitigation

What is a Wind Mitigation Inspection?

A Wind Mitigation Inspection documents wind-resistant features of the home (roof shape, attachment, opening protection, secondary water resistance) on the standard Florida OIR-B1-1802 form.

Your insurance carrier credits qualifying features and lowers your premium accordingly.

How long is a Wind Mitigation report valid?

Generally 5 years from inspection date in Florida, unless the home is altered (new roof, new openings, etc.) in a way that changes the credits. After major work, a fresh inspection captures the new credits.

Do I need a wind mitigation if I just bought the home?

The seller's wind mit may transfer, but it's worth checking. A current report often pays for itself in the first year of premium savings, especially if the home has impact windows, gable bracing, or hip roof construction the previous report didn't capture.

04 Real Estate Inspection

What's included in a Real Estate Inspection?

Roof to foundation, every room, every accessible system. Roof, exterior, structure, attic, plumbing, electrical, HVAC, kitchen, bathrooms, doors, windows, walls, floors, ceilings, and major appliances.

You get a written report with photos plus a phone walk-through to talk through findings.

Should I get a Real Estate Inspection if I'm selling?

A pre-listing inspection is a strong move. It surfaces what a buyer's inspector will find before negotiations begin, so you can fix or disclose proactively rather than scramble during the contingency period.

Is the inspection a guarantee the home is perfect?

No. An inspection is a visual examination of accessible systems on a specific day. It's not a warranty, a guarantee, or a code-compliance audit. It's a snapshot of the property's current visible condition, designed to flag what a reasonable buyer should know.

05 Insurance discounts

How much will I save on my insurance premium?

It depends on the home, its features, and your carrier. Wind mitigation credits commonly meaningfully reduce a Florida homeowners premium.

We don't quote insurance numbers, but your agent can apply credits as soon as we send the signed report.

Can you send the report directly to my insurance agent?

Yes. Provide the agent's email when you submit the request and we'll send a copy directly. You'll be cc'd.

06 Reports & deliverables

When will I get the report?

4-Point and Wind Mitigation reports are typically delivered the same business day. Real Estate inspection reports are delivered same day or next morning, depending on inspection time.

What format is the report?

PDF emailed to you. Wind Mitigation reports are on the standard OIR-B1-1802 form. 4-Point uses the standard Florida 4-Point format. Real Estate reports include photos, condition notes, and a summary of major concerns.
